Silver Springs is one of NW Calgary's older communities. Crack repair and skim coating are the most common ceiling calls here -- 40-year-old homes that show it.
Silver Springs homes were largely built in the late 1970s and 1980s. These homes are 40-50 years old -- among the oldest residential stock in NW Calgary outside of Bowness. The ceiling issues we see in Silver Springs are different in character from newer communities: cracks are wider, may have been repaired multiple times with caulk, and stipple or acoustic texture is still common.
A number of Silver Springs homeowners are using ceiling repair as a trigger for a broader skim coat -- rather than patching individual cracks in a 40-year-old ceiling, they skim the whole surface flat for a fresh look ahead of a paint job or reno. That's a valid approach and often better value than chasing multiple cracks.
