Fire-rated drywall installed to code, finished clean

Fire-rated drywall is not a finish upgrade — it is a code requirement in specific places, and getting it right matters for safety and for passing inspection. Type X fire-rated board is required between an attached garage and the living space, on legal suite party walls and ceilings, and around certain mechanical rooms. The rating only holds when the board is the correct type and thickness, the seams are taped and the penetrations are properly treated. We install fire-rated drywall to the Alberta Building Code requirement, finish it clean, and tell you exactly which surfaces in your home need it. We cover all four Calgary quadrants, Airdrie, Cochrane and Okotoks, 7 days a week.

What affects the cost of fire-rated drywall in Calgary?

Area, single vs double layer, and access

Fire-rated drywall cost in Calgary depends on the area that must be fire-rated, whether the assembly needs a single or double layer of Type X (higher ratings require two layers), and access — a finished garage wall replacement is different from boarding a bare suite. Type X board costs more than standard board and is heavier to handle, which factors into the install.

Just the required surfaces, or uniform

Code requires fire-rated board only on specific surfaces — the shared garage wall and ceiling, suite separations, certain mechanical rooms. The rest can be standard board. Some homeowners prefer Type X throughout a garage for a uniform build; we price both and tell you what is actually required versus optional.

Finishing to hold the rating

A fire rating is only valid if the seams are taped and penetrations are properly treated. The finishing is part of the rated assembly, not an extra, and we include it so the wall both passes inspection and looks clean.

Our Calgary fire-rated drywall process, step by step

Confirm the code requirement first

We start by confirming exactly which surfaces require fire-rated board for your specific configuration — whether there is living space above the garage, how the suite is separated, where the mechanical room sits. Installing Type X in the wrong places wastes money; missing it in the right places fails inspection. We map it correctly before we start.

Install Type X to spec

We hang 5/8" Type X board with the correct fastening pattern, seams landing on framing, and the right treatment at penetrations like outlets and ducts so the fire separation is continuous. For higher-rated assemblies we install the double-layer build with staggered seams.

Tape, finish and ready for inspection

We tape and finish the rated surfaces to a clean Level 4. Because taping is part of what makes the rating valid, the assembly is both inspection-ready and ready for paint when we leave.

Where fire-rated drywall is required in Calgary homes

Attached garages

The Alberta Building Code requires a fire separation between an attached garage and the living space. The shared wall must be fire-rated, and the garage ceiling must be fire-rated where there is living space above it. This is the most common fire-rated call we get — see our garage drywall page for the full garage scope.

Legal suites

A secondary suite needs a fire separation between the suite and the main dwelling — typically Type X on the party wall and the floor-ceiling assembly. This pairs with legal suite drywall and is often combined with soundproofing.

Mechanical rooms and other separations

Furnace and mechanical rooms and certain other separations may require fire-rated board depending on the build. We confirm what your configuration requires at the on-site quote.

Fire-rated drywall work we do across Calgary

New builds, suites and conversions

In newer communities like Mahogany, Walden, Evanston and Nolan Hill, the common fire-rated work is completing garage separations and suite walls the builder left unfinished. In established communities like Silver Springs, Ranchlands and Hawkwood, it is often a legal suite conversion or a garage finish that needs the fire separation brought up to current code.

Replacements and inspection fixes

We also replace damaged fire-rated walls and fix assemblies that did not pass inspection — wrong board, untaped seams or untreated penetrations. We bring the assembly up to a compliant, finished standard so it passes on the re-inspection.

Type X fire-rated board versus standard drywall

What makes Type X different

Type X is a 5/8" board with a fire-resistant core that holds its integrity far longer in a fire than standard board, which is why code specifies it for separations. It is heavier and denser, and it must be installed and finished as a complete assembly to deliver its rating.

When standard board is fine

Standard 1/2" board is correct for ordinary interior walls away from required separations. Using Type X everywhere is not necessary for code, though some homeowners choose it in a garage for uniformity. We tell you exactly where the code line is so you are neither under-built nor over-spending.

Fire-Rated Drywall Calgary: your questions answered

Where is fire-rated drywall required in a Calgary home?
Most commonly on the wall between an attached garage and the living space, on the garage ceiling when there is living space above, and on legal suite party walls and floor-ceiling separations. Certain mechanical rooms may also require it.
What thickness is fire-rated drywall?
Fire-rated Type X board is 5/8" thick. Its fire-resistant core is what gives it the rating, and code specifies it for required fire separations.
Does the garage need fire-rated drywall on the ceiling?
Only where there is living space above the garage — then the ceiling must be fire-rated. If it is unoccupied attic space above, the requirement is different. We confirm your configuration on site.
Can I use Type X drywall throughout for a uniform look?
Yes — some homeowners choose Type X throughout a garage for uniformity, even though code only requires it on the shared wall and ceiling. We price both options.
Does taping affect the fire rating?
Yes. A fire rating is only valid when the seams are taped and penetrations are properly treated, so finishing is part of the rated assembly — not an optional extra.
Do you do double-layer fire-rated assemblies?
Yes — higher fire ratings require two layers of Type X with staggered seams. We install single or double-layer assemblies to the required rating.
Will your fire-rated install pass inspection?
We install to the Alberta Building Code requirement with correct board, fastening, seams and penetration treatment, finished clean, so the assembly is inspection-ready.
Do you cover all of Calgary for fire-rated drywall?
Yes — all four Calgary quadrants, Airdrie, Cochrane, Okotoks and surrounding communities, 7 days a week, excluding downtown high-rise towers.
