Nail pops, settling cracks, and ceiling texture repair in Tuscany. The community's mid-2000s build stock is now at the age where these calls come in -- we know what to expect.
Tuscany's homes were largely built in the 2000s and early 2010s -- which means they're now 15-25 years old and entering the first major maintenance cycle for ceiling work. The main things we see: nail pops in main-floor and upper-level ceilings (the frame has dried and moved enough for fasteners to back out), and hairline stress cracks at corners of windows and door frames.
Tuscany also has high basement-development activity -- which means a lot of new basement ceilings going in, and we frequently follow basement framers into Tuscany to do the ceiling drywall and finish work.
Standard Tuscany ceiling texture is knockdown -- common in Calgary builds from this era. Matching it cleanly is straightforward for us.
