Does my basement development in Wedderburn need a vapour barrier?

Yes in nearly every case. In this climate a Wedderburn basement exterior wall needs a barrier on the warm side of the insulation before boarding. What your particular Wedderburn assembly requires is established at the visit, not inferred from a drawing.

Which side of the insulation does the poly go on in a Wedderburn home?

On the warm side, meaning the face turned toward the heated space in your Wedderburn home. Of all the details on a Wedderburn job this is the one most often got backwards, and boarding makes it permanent.

Do you seal the outlet boxes and vents in Wedderburn?

Yes. In a Wedderburn home each outlet, switch box, vent and pipe penetration is sealed on its own. In a Wedderburn home, poly draped over open boxes has the appearance of a finished job and none of the function.

Do I still need a vapour barrier in Wedderburn if I have spray foam?

Not always. Certain spray foam assemblies are their own barrier, and putting poly over one in a Wedderburn home can be a mistake. Product and thickness decide it, which is why we check at the Wedderburn property rather than assume.

Can you do the vapour barrier and the drywall together in Wedderburn?

Yes. On most Wedderburn jobs we do insulation, barrier and boarding together, so a single crew answers for what is behind the wall. We also cover Central Heights, Cornerstone, Crystal Ridge and the Okotoks area.

Vapour barrier installation in Wedderburn, sealed before the board goes on

Nothing else in a Wedderburn build is this hidden and this unforgiving: after the drywall goes up, a tear in the sheet or an unsealed box is there permanently. In Wedderburn we install and seal 6 mil poly over the insulation on the warm side, lapped at the seams and sealed at every penetration, before any board goes up. Wedderburn is one of Okotoks's newest master-planned communities on the north side, where most homes are current-build, so insulation calls here are usually limited to basement development, since the main floors are already insulated to current code. We cover Wedderburn, Central Heights, Cornerstone, Crystal Ridge and the Okotoks area, 7 days a week.

What affects the cost of vapour barrier installation in Wedderburn?

Area, penetrations and detailing

Vapour barrier cost in Wedderburn depends on the wall and ceiling area being covered, the number of penetrations that need sealing — outlets, vents, pipes and light boxes — and how much detail work the rim joist and window returns need. We measure the space and give a fixed price before we start.

Usually priced with the insulation

Most Wedderburn vapour barrier work is quoted together with the insulation and the boarding that follows it, because it is the same crew and the same visit.

The side a vapour barrier belongs on in Wedderburn -- and why there is no choice about it

The warm side, always

In Wedderburn the barrier goes on the warm side of the insulation — the side facing into the heated Wedderburn room. It is what keeps household moisture out of the Wedderburn wall cavity, where it would condense on cold framing.

What goes wrong when it is reversed

Put the barrier on the cold side and it seals moisture into the assembly rather than out of it. It is one of the few mistakes in a Wedderburn wall that cannot be corrected without opening the wall back up, which is exactly why we check every Wedderburn job before anything is covered. In Wedderburn we see everything from original finishes to recent renovations on the same block.

How we install and seal it in Wedderburn

Hung, lapped and sealed

We run the poly in the largest sheets the space allows to keep seams to a minimum, lap every seam over a stud or joist rather than in open cavity, and seal it — a stapled overlap on its own is not a seal.

The penetrations are the job

Outlet and switch boxes, bath fans, dryer vents, plumbing stacks and pot lights each get sealed individually in your Wedderburn home. A Wedderburn wall with poly up and boxes still open behind it has no working vapour barrier -- and it is the most frequent thing we find on jobs someone else began. In Wedderburn we see everything from original finishes to recent renovations on the same block.

Common vapour barrier situations in Wedderburn

In Wedderburn, wedderburn is a residential neighbourhood in Okotoks. Build years vary across the neighbourhood, so rather than assume what is behind the wall we confirm it on site — the finish, the texture and how the existing surface has aged all change how the repair is approached. Assessed on site, priced up front, and finished properly — every time.

Why Wedderburn homeowners have us do the vapour barrier

We are the ones boarding over it

As a drywall company we install the barrier the way we want to board over it, because we are the trade that has to live with what is behind the sheet in Wedderburn.

Left ready to be looked at

We leave the barrier complete and visible so it can be inspected before the drywall goes on — nothing gets covered until it has been seen.

Fixed price, same-day reply
