Does my basement development in West Creek need a vapour barrier?

Almost without exception, yes: exterior basement walls in West Creek require a barrier on the warm side of the insulation ahead of the drywall. Rather than reading it off the plan, we confirm on site in West Creek what that specific assembly needs.

Which side of the insulation does the poly go on in a West Creek home?

It goes warm side, facing into the heated room of the West Creek property. This is the detail most commonly installed the wrong way round in West Creek, and once the wall is boarded there is no fixing it.

Do you seal the outlet boxes and vents in West Creek?

Yes, individually: every box, vent and pipe penetration in a West Creek wall is sealed separately. Poly run over open boxes looks complete on a West Creek wall but does nothing.

Do I still need a vapour barrier in West Creek if I have spray foam?

Occasionally no: where a West Creek assembly uses spray foam that acts as its own barrier, adding poly can be wrong. The answer turns on the product and its thickness -- confirmed at the West Creek home, not guessed.

Can you do the vapour barrier and the drywall together in West Creek?

Yes, and it is how most West Creek work runs: insulation, vapour barrier and drywall as one job, with one crew accountable for what is behind it. We also cover Kinniburgh, Chestermere Station, Westmere and the Chestermere area.

Vapour barrier installation in West Creek, sealed before the board goes on

In a West Creek home the vapour barrier is invisible and unforgiving in equal measure -- board over a torn sheet or an open outlet box and it stays that way for the life of the wall. In West Creek we install and seal 6 mil poly over the insulation on the warm side, lapped at the seams and sealed at every penetration, before any board goes up. West Creek is a growing Chestermere lake-community where fresh installation and first-year settling work are common, so basement development insulation is the main call here, with the main floors already insulated to a recent code. We cover West Creek and all of Chestermere, 7 days a week.

What affects the cost of vapour barrier installation in West Creek?

Area, penetrations and detailing

Vapour barrier cost in West Creek depends on the wall and ceiling area being covered, the number of penetrations that need sealing — outlets, vents, pipes and light boxes — and how much detail work the rim joist and window returns need. We measure the space and give a fixed price before we start.

Usually priced with the insulation

Most West Creek vapour barrier work is quoted together with the insulation and the boarding that follows it, because it is the same crew and the same visit.

Where the vapour barrier goes in a West Creek wall, and why it is not a preference

The warm side, always

In West Creek the barrier goes on the warm side of the insulation — the side facing into the heated West Creek room. Its job in a West Creek wall is to stop indoor moisture reaching the cavity and condensing against cold framing.

What goes wrong when it is reversed

On the cold side, a barrier holds moisture inside the assembly instead of excluding it. It is one of the few mistakes in a West Creek wall that cannot be corrected without opening the wall back up, which is exactly why we check every West Creek job before anything is covered. Housing in West Creek is mixed, which is why we look before we quote rather than after.

How we install and seal it in West Creek

Hung, lapped and sealed

We run the poly in the largest sheets the space allows to keep seams to a minimum, lap every seam over a stud or joist rather than in open cavity, and seal it — a stapled overlap on its own is not a seal.

The penetrations are the job

Outlet and switch boxes, bath fans, dryer vents, plumbing stacks and pot lights each get sealed individually in your West Creek home. Poly over open boxes does not make a functioning barrier, and on West Creek jobs started by others it is the number one thing we come across. Housing in West Creek is mixed, which is why we look before we quote rather than after.

Common vapour barrier situations in West Creek

In West Creek, whatever the drywall problem in your West Creek home, we fix it cleanly and leave it paint-ready. We smooth builder-grade and patched walls up to a flawless Level 5 finish before repainting. We handle renovation and new-construction drywall, boarding and finishing on schedule. Reliable local work with a genuine on-site estimate. We handle all of it the same careful way — on-site quote, fixed price, done right.

Why West Creek homeowners have us do the vapour barrier

We are the ones boarding over it

As a drywall company we install the barrier the way we want to board over it, because we are the trade that has to live with what is behind the sheet in West Creek.

Left ready to be looked at

We leave the barrier complete and visible so it can be inspected before the drywall goes on — nothing gets covered until it has been seen.

Fixed price, same-day reply

We cover West Creek and all of Chestermere, 7 days a week. We quote West Creek jobs on site at no charge and fix the price before starting.
