Does my basement development in Evanston need a vapour barrier?

Almost always, yes -- exterior basement walls in our climate need a barrier on the warm side of the insulation before drywall, and Evanston is no exception. We confirm what your specific Evanston assembly needs on the site visit rather than guessing from the plan.

Which side of the insulation does the poly go on in a Evanston home?

The warm side -- the side facing into the heated Evanston room. It is the detail that gets reversed most often in Evanston homes, and it is not correctable once the wall is boarded.

Do you seal the outlet boxes and vents in Evanston?

Yes -- every outlet, switch box, vent and pipe penetration in the Evanston wall gets sealed individually. Poly hung over open boxes in a Evanston wall looks finished and does not work.

Do I still need a vapour barrier in Evanston if I have spray foam?

Sometimes not -- some spray foam assemblies act as their own barrier, and adding poly over them in a Evanston wall can be the wrong call. It depends on the product and the thickness, so on a Evanston job we confirm on site instead of assuming.

Can you do the vapour barrier and the drywall together in Evanston?

Yes -- insulation, vapour barrier and boarding as one job is the most common way we run Evanston work, and it means one crew is responsible for what ends up behind the wall. We also cover Glacier Ridge, Medicine Hill, Haskayne and every Calgary quadrant.

Vapour barrier installation in Evanston, sealed before the board goes on

A vapour barrier is one of the few things in a Evanston build that is completely hidden and completely unforgiving -- once the drywall is on, a torn sheet or an unsealed outlet box stays that way for the life of the wall. In Evanston we install and seal 6 mil poly over the insulation on the warm side, lapped at the seams and sealed at every penetration, before any board goes up. Evanston is one of NW Calgary's newer communities, where fresh installation and first-year settling work are common, so insulation calls here are usually limited to basement development, since the main floors are already insulated to current code. We cover Evanston, Glacier Ridge, Medicine Hill, Haskayne and every Calgary quadrant, 7 days a week.

What affects the cost of vapour barrier installation in Evanston?

Area, penetrations and detailing

Vapour barrier cost in Evanston depends on the wall and ceiling area being covered, the number of penetrations that need sealing — outlets, vents, pipes and light boxes — and how much detail work the rim joist and window returns need. We measure the space and give a fixed price before we start.

Usually priced with the insulation

Most Evanston vapour barrier work is quoted together with the insulation and the boarding that follows it, because it is the same crew and the same visit. New homes in Evanston tend to have long unbroken wall runs and high ceilings, which changes how a seam has to be feathered.

Which side the vapour barrier goes on in a Evanston home, and why that is not optional

The warm side, always

In Evanston the barrier goes on the warm side of the insulation — the side facing into the heated Evanston room. That is what stops indoor moisture travelling into a Evanston wall cavity and condensing when it reaches cold framing.

What goes wrong when it is reversed

A barrier on the cold side traps moisture inside the assembly instead of keeping it out. It is one of the few mistakes in a Evanston wall that cannot be corrected without opening the wall back up, which is exactly why we check every Evanston job before anything is covered. Basement development is common in Evanston, and a basement behaves differently from the rest of the house — cooler, damper, and less forgiving of a rushed finish.

How we install and seal it in Evanston

Hung, lapped and sealed

We run the poly in the largest sheets the space allows to keep seams to a minimum, lap every seam over a stud or joist rather than in open cavity, and seal it — a stapled overlap on its own is not a seal.

The penetrations are the job

Outlet and switch boxes, bath fans, dryer vents, plumbing stacks and pot lights each get sealed individually in your Evanston home. Poly on the walls with open boxes behind it is not a working vapour barrier, and it is the single most common thing we find on Evanston jobs that were started by someone else. Knockdown is the standard ceiling texture through Evanston, so a patch gets tested for match before the whole ceiling is sprayed.

Common vapour barrier situations in Evanston

In Evanston, evanston is a community built out in the 2010s. Homes there are current-build, so ceilings are typically knockdown and the work is new-build boarding and taping, basement development, and the first-season movement that shows up as a house dries out. Assessed on site, priced up front, and finished properly — every time.

Why Evanston homeowners have us do the vapour barrier

We are the ones boarding over it

As a drywall company we install the barrier the way we want to board over it, because we are the trade that has to live with what is behind the sheet in Evanston.

Left ready to be looked at

We leave the barrier complete and visible so it can be inspected before the drywall goes on — nothing gets covered until it has been seen.

How Evanston homes affect the work

Because the homes in Evanston are still new, most of what we find is first-season movement rather than damage — hairline cracks at corners and the odd nail pop as the framing dries out.

In Evanston we are often the second trade to look at a wall, so the first question is what the original finish actually was.

Knockdown is the standard ceiling texture through Evanston, which means the repair is judged on texture match as much as on whether the surface is flat.
