Does my basement development in Southwood need a vapour barrier?

Almost always, yes -- exterior basement walls in our climate need a barrier on the warm side of the insulation before drywall, and Southwood is no exception. We confirm what your specific Southwood assembly needs on the site visit rather than guessing from the plan.

Which side of the insulation does the poly go on in a Southwood home?

The warm side -- the side facing into the heated Southwood room. It is the detail that gets reversed most often in Southwood homes, and it is not correctable once the wall is boarded.

Do you seal the outlet boxes and vents in Southwood?

Yes -- every outlet, switch box, vent and pipe penetration in the Southwood wall gets sealed individually. Poly hung over open boxes in a Southwood wall looks finished and does not work.

Do I still need a vapour barrier in Southwood if I have spray foam?

Sometimes not -- some spray foam assemblies act as their own barrier, and adding poly over them in a Southwood wall can be the wrong call. It depends on the product and the thickness, so on a Southwood job we confirm on site instead of assuming.

Can you do the vapour barrier and the drywall together in Southwood?

Yes -- insulation, vapour barrier and boarding as one job is the most common way we run Southwood work, and it means one crew is responsible for what ends up behind the wall. We also cover Pine Creek, Alpine Park, Osprey Hill and every Calgary quadrant.

Vapour barrier installation in Southwood, sealed before the board goes on

A vapour barrier is one of the few things in a Southwood build that is completely hidden and completely unforgiving -- once the drywall is on, a torn sheet or an unsealed outlet box stays that way for the life of the wall. In Southwood we install and seal 6 mil poly over the insulation on the warm side, lapped at the seams and sealed at every penetration, before any board goes up. Southwood is an older SW Calgary community where settling cracks, aging texture and the occasional plaster repair come up, so attic top-ups and wall insulation upgrades are common here alongside basement development, since original insulation levels are often below current standards. We cover Southwood, Pine Creek, Alpine Park, Osprey Hill and every Calgary quadrant, 7 days a week.

What affects the cost of vapour barrier installation in Southwood?

Area, penetrations and detailing

Vapour barrier cost in Southwood depends on the wall and ceiling area being covered, the number of penetrations that need sealing — outlets, vents, pipes and light boxes — and how much detail work the rim joist and window returns need. We measure the space and give a fixed price before we start.

Usually priced with the insulation

Most Southwood vapour barrier work is quoted together with the insulation and the boarding that follows it, because it is the same crew and the same visit. Housing in Southwood is mixed, which is why we look before we quote rather than after.

Which side the vapour barrier goes on in a Southwood home, and why that is not optional

The warm side, always

In Southwood the barrier goes on the warm side of the insulation — the side facing into the heated Southwood room. That is what stops indoor moisture travelling into a Southwood wall cavity and condensing when it reaches cold framing.

What goes wrong when it is reversed

A barrier on the cold side traps moisture inside the assembly instead of keeping it out. It is one of the few mistakes in a Southwood wall that cannot be corrected without opening the wall back up, which is exactly why we check every Southwood job before anything is covered. Southwood spans a range of build eras, so what is behind the wall differs street to street.

How we install and seal it in Southwood

Hung, lapped and sealed

We run the poly in the largest sheets the space allows to keep seams to a minimum, lap every seam over a stud or joist rather than in open cavity, and seal it — a stapled overlap on its own is not a seal.

The penetrations are the job

Outlet and switch boxes, bath fans, dryer vents, plumbing stacks and pot lights each get sealed individually in your Southwood home. Poly on the walls with open boxes behind it is not a working vapour barrier, and it is the single most common thing we find on Southwood jobs that were started by someone else.

Common vapour barrier situations in Southwood

In Southwood, decades of Calgary freeze-thaw cycles show up in Southwood as recurring hairline cracks at door and window corners — we repair them properly (not just a smear of filler) so they are far less likely to reopen the following winter. Free on-site quote, one fixed price, and work that holds up after.

Why Southwood homeowners have us do the vapour barrier

We are the ones boarding over it

As a drywall company we install the barrier the way we want to board over it, because we are the trade that has to live with what is behind the sheet in Southwood.

Left ready to be looked at

We leave the barrier complete and visible so it can be inspected before the drywall goes on — nothing gets covered until it has been seen.

Fixed price, same-day reply

We cover Southwood and every Calgary quadrant, 7 days a week. Free on-site quotes in Southwood and a fixed price before any work starts. In Southwood we see everything from original finishes to recent renovations on the same block.
