Does my basement development in Mayfair need a vapour barrier?

Almost without exception, yes: exterior basement walls in Mayfair require a barrier on the warm side of the insulation ahead of the drywall. Rather than reading it off the plan, we confirm on site in Mayfair what that specific assembly needs.

Which side of the insulation does the poly go on in a Mayfair home?

It goes warm side, facing into the heated room of the Mayfair property. This is the detail most commonly installed the wrong way round in Mayfair, and once the wall is boarded there is no fixing it.

Do you seal the outlet boxes and vents in Mayfair?

Yes, individually: every box, vent and pipe penetration in a Mayfair wall is sealed separately. Poly run over open boxes looks complete on a Mayfair wall but does nothing.

Do I still need a vapour barrier in Mayfair if I have spray foam?

Occasionally no: where a Mayfair assembly uses spray foam that acts as its own barrier, adding poly can be wrong. The answer turns on the product and its thickness -- confirmed at the Mayfair home, not guessed.

Can you do the vapour barrier and the drywall together in Mayfair?

Yes, and it is how most Mayfair work runs: insulation, vapour barrier and drywall as one job, with one crew accountable for what is behind it. We also cover Pine Creek, Alpine Park, Osprey Hill and every Calgary quadrant.

Vapour barrier installation in Mayfair, sealed before the board goes on

In a Mayfair home the vapour barrier is invisible and unforgiving in equal measure -- board over a torn sheet or an open outlet box and it stays that way for the life of the wall. In Mayfair we install and seal 6 mil poly over the insulation on the warm side, lapped at the seams and sealed at every penetration, before any board goes up. Mayfair is an older SW Calgary community where settling cracks, aging texture and the occasional plaster repair come up, so attic top-ups and wall insulation upgrades are common here alongside basement development, since original insulation levels are often below current standards. We cover Mayfair, Pine Creek, Alpine Park, Osprey Hill and every Calgary quadrant, 7 days a week.

What affects the cost of vapour barrier installation in Mayfair?

Area, penetrations and detailing

Vapour barrier cost in Mayfair depends on the wall and ceiling area being covered, the number of penetrations that need sealing — outlets, vents, pipes and light boxes — and how much detail work the rim joist and window returns need. We measure the space and give a fixed price before we start.

Usually priced with the insulation

Most Mayfair vapour barrier work is quoted together with the insulation and the boarding that follows it, because it is the same crew and the same visit.

Where the vapour barrier goes in a Mayfair wall, and why it is not a preference

The warm side, always

In Mayfair the barrier goes on the warm side of the insulation — the side facing into the heated Mayfair room. Its job in a Mayfair wall is to stop indoor moisture reaching the cavity and condensing against cold framing.

What goes wrong when it is reversed

On the cold side, a barrier holds moisture inside the assembly instead of excluding it. It is one of the few mistakes in a Mayfair wall that cannot be corrected without opening the wall back up, which is exactly why we check every Mayfair job before anything is covered. Housing in Mayfair is mixed, which is why we look before we quote rather than after.

How we install and seal it in Mayfair

Hung, lapped and sealed

We run the poly in the largest sheets the space allows to keep seams to a minimum, lap every seam over a stud or joist rather than in open cavity, and seal it — a stapled overlap on its own is not a seal.

The penetrations are the job

Outlet and switch boxes, bath fans, dryer vents, plumbing stacks and pot lights each get sealed individually in your Mayfair home. Poly over open boxes does not make a functioning barrier, and on Mayfair jobs started by others it is the number one thing we come across. Housing in Mayfair is mixed, which is why we look before we quote rather than after.

Common vapour barrier situations in Mayfair

In Mayfair, renovations in Mayfair regularly turn up surprises behind the walls — old wiring chases, filled-in doorways, mismatched patch jobs from decades past — and we work around all of it rather than assuming a clean, modern wall cavity. Assessed on site, priced up front, and finished properly — every time.

Why Mayfair homeowners have us do the vapour barrier

We are the ones boarding over it

As a drywall company we install the barrier the way we want to board over it, because we are the trade that has to live with what is behind the sheet in Mayfair.

Left ready to be looked at

We leave the barrier complete and visible so it can be inspected before the drywall goes on — nothing gets covered until it has been seen.

Fixed price, same-day reply
